Foundation Repair in Euless, TX
Euless is fifteen minutes up SH 183 from our shop, on the far side of the airport. Most of it was built between the mid 1960s and the late 1980s, when American Airlines and the new DFW terminals brought thousands of families to the Mid-Cities. The center and south of town are single story brick ranches on early slabs; the streets north of SH 183 run a little newer and a little larger.
Bear Creek is the spine of the city. It runs from the northeast corner down through the Villages of Bear Creek, Bear Creek Estates, and the park, and every tributary that feeds it keeps the surrounding yards wetter than the rest of Tarrant County. The clay along those channels is the same expansive Blackland material we deal with in Irving, and it rarely gets a full dry season.
Lots here are compact. A sixty foot lot with a house, a driveway, a patio, and two mature trees leaves almost no room for water to go anywhere but against the foundation.

Small lots, big trees, poor drainage
The trees that came with a 1978 Euless subdivision are now forty years old and pulling moisture from the clay on one side of the slab every summer. Meanwhile the lot slopes toward the house from the neighbor's yard, and the downspouts drop water at the corners. One side of the foundation dries and shrinks, the other stays saturated, and the slab tilts. It is the most common setup we see in the Mid-Cities and the easiest to misdiagnose as a pure soil problem.
On the streets closest to Bear Creek the water wins outright. The crawl space under the few remaining pier and beam houses stays damp year round, and slab homes along the creek see heave in the middle after a wet spring rather than settlement at the edges.
Repairs we do most in Euless
Slab foundation repair on the ranch homes: pressed concrete piers along the low side, a staged lift with elevations checked after each step, and shims to lock it in. Because the houses are single story, this is usually a one or two day job and you can stay home while we work.
French drains nearly as often. On a compact lot, a drain along the uphill side tied into the gutters is frequently the difference between fixing the foundation once and fixing it again in five years. We route the outlet to the street or a low point away from both your house and your neighbor's, because moving the water next door just moves the problem.
House leveling for the two story homes north of the freeway, and pier and beam repair where the older frame houses near the original town center still stand.
What the visit looks like
The inspection is free. We walk the perimeter, take elevation readings across the interior, note where the trees, sprinkler heads, and downspouts sit relative to the low corner, and check how water leaves the lot. You get a written estimate before we leave, itemized by pier and by drain footage. Euless is inside our regular service range so there is no travel line on it.
