Crawl Space Repair in Irving, TX

Dry it out, support what is sagging, and replace what the water already ruined.

Crawl space repair is everything that happens under a pier and beam house: drying out standing water, adding support where a beam is unsupported or a pier has failed, and replacing wood that moisture has rotted. Irving's older neighborhoods and the 1950s and 1960s homes across Dallas County have crawl spaces that were never meant to stay wet, but decades of poor drainage and clay that holds water turn them into a damp box under the floor.

We treat the crawl space as one system. Water gets stopped at the source with grading or a drain, damaged beams and joists get replaced with treated lumber, missing or sunken piers get proper support, and if the ground stays damp we lay a vapor barrier so the wood above it stays dry. The stacked block supports in our photo are a temporary fix we found on a job; we replace those with real piers.

How the work goes

  1. 1

    Inspect underneath

We crawl the full space and photograph what we find so you can see it too: wet areas, rotted wood, failed piers, and unsupported spans.

  2. 2

    Stop the water

Downspouts, grading, or a French drain get fixed first. Repairs under a house that keeps flooding do not last.

  3. 3

    Replace and support

Rotted beams and joists come out, treated replacements go in, and new piers are set under any span that is carrying load without support.

  4. 4

    Level and seal

The floor is jacked and shimmed level, and where the ground stays damp we add a vapor barrier to keep moisture off the wood.

What it costs

Crawl space work is quoted for free after we have been under the house, because we cannot price what we have not seen. The cost is driven by how much wood has to be replaced, how many piers are needed, and whether drainage or a vapor barrier is part of the job. Each of those shows up as its own line on the estimate so you can prioritize.
