Foundation Repair in Farmers Branch, TX
Farmers Branch is one of the oldest suburbs in Dallas County, and it looks it in the best way. The streets between Valley View Ln and Valwood Pkwy are lined with 1950s and 1960s ranch homes on wide lots, a mix of early slabs and pier and beam framing from the years before slabs took over. It is ten minutes from our shop by SH 183 and Loop 12.
Two creeks define the city's trouble spots. Rawhide Creek rises in Addison and runs six miles southwest through Farmers Branch to I-35E, and Farmers Branch Creek parallels it. The Weather Service has warned that as little as an inch of rain can overwhelm the drainage near them, and the flash flood in July 2025 closed streets along Redford, Dale, and Rowland. The houses closest to those channels have wet clay under them most of the year.
The third factor is remodeling. Sixty years of ownership means a lot of these homes have a room addition, a converted garage, or a sunroom poured on its own slab. Those additions were rarely tied into the original foundation, so they move independently, and the crack that opens where old meets new is one of the most common calls we get here.

Why additions crack away from the house
An original 1958 slab has had six decades to settle into the clay and reach a rough equilibrium. A 1995 den poured beside it is still settling, on a shallower beam, with different drainage. Every season the two slabs move a little differently, and the joint between them opens. Inside, that shows as a crack along the ceiling line or a floor that steps up an inch at the doorway. Piers under the addition, set to the same depth as the piers we put under the main house, bring the two back into step.
Pier and beam work in the older streets
The pre-1960 houses in the Rawhide Park and Johnston Park areas were often built on pier and beam. Their crawl spaces have spent decades alongside two creeks, and the result is what you would expect: rotted sills, sagging beams between piers, and a floor that has developed a valley down the hallway. We replace failed piers with new footings, sister or replace the rotted wood, and re-shim the whole floor system. When the crawl space is chronically wet we correct the grading and add drainage so the repair lasts.
Slab piers and drainage
For the slab ranches we install pressed concrete piers along the dropped edge, lift the slab back in stages, and shim it on the new piers. Near the creeks we look at the lot's drainage first. A French drain that intercepts the runoff before it reaches the house is often the reason the piers are the last piers you ever need.
The inspection is free and includes an elevation survey through the house so we can tell settlement from heave, and a crawl space check on pier and beam homes. The estimate is written and itemized. Farmers Branch is inside our regular service area, so there is no travel charge.
