Foundation Repair in Grand Prairie, TX
Grand Prairie is our next door neighbor. Take Belt Line south from our office, cross the Trinity bottoms, and you are in Dalworth Park in about ten minutes. That proximity is why so much of our work ends up here, and why we know the city block by block.
The housing stock stretches across eighty years. Dalworth Park was annexed in 1943 and most of its houses date from the 1940s to the 1960s, a lot of them on the pier and beam construction that was standard then. The neighborhoods between Main St and SH 161 filled in during the 1970s and 1980s on early slabs. South of I-20, from Lake Ridge to the subdivisions climbing toward Joe Pool Lake, the homes are newer, bigger, and sitting on the thickest clay in the county.
Water is the constant. The West Fork of the Trinity, Johnson Creek, and Mountain Creek all cross the city, and the floodplain management plan covers basins from Alspaugh to Gopher-Turner. If your lot is in one of them, your clay spends more of the year swollen than dry.

What moves foundations here
North of I-30 the problem is age. Piers under a 1950s Dalworth house were set in a hurry, and the crawl spaces on the low lots near Mountain Creek have been damp for decades. Beams rot, piers tilt, and the floor develops a slope you can feel walking from the kitchen to the back bedroom.
South of I-20 the problem is soil. The Eagle Ford and Houston Black clays on the hills above Joe Pool Lake are among the most expansive in North Texas. A slab poured on them in 2005 has now been through twenty summers of drought shrinkage and twenty springs of swelling. The corners settle, the brick cracks in a stair step pattern, and a sprinkler system set to keep the lawn green does the opposite of what the foundation needs.
Repairs we do in Grand Prairie
For the older streets around Dalworth, Idlewild, and the neighborhoods off Carrier Pkwy we do pier and beam repair and crawl space work. That means new pier footings, replacement beams where the wood has gone soft, and a re-shim to bring the floor back to level. If the crawl space is the reason things failed, we address the drainage and moisture at the same time.
For the slab homes across the rest of the city we install pressed concrete piers along the settled side, lift in controlled increments, and shim the slab on the new piers. On the sloped lots south of I-20 a French drain on the uphill side is frequently part of the fix, because a pier cannot stop water from soaking the clay on the other side of the house.
Inspection and estimate
The inspection is free and takes about an hour. We walk the exterior, shoot elevations across every room, and check under the house if it is pier and beam. You get a written estimate that lists each pier and each foot of drain, so you can compare it line by line against anyone else's bid. We are ten minutes away, and if the house is fine we will say so.
