House Leveling in Irving, TX
Controlled lifts, checked against a level after every inch, until the house sits right again.
House leveling brings a home that has dropped on one side back up to the elevation it was built at. It is not a separate technique from slab or pier and beam repair so much as the goal of both: once the new support is in, we raise the low side in small controlled lifts, measuring as we go, until the floors read level from one end of the house to the other. The brick two story in our photos came up three inches on one corner.
In North Texas the low side is almost always the side that dried out fastest. A big tree, a sunny exposure, or a downspout dumping water on the other end of the house creates a moisture difference in the clay, and the dry side sinks. Leveling fixes the elevation; we also tell you what caused the difference so the house does not drift again.

How the work goes
- 1
Shoot the elevations
We map the floor with a laser level so we know the exact drop at every point in the house. That number, not a guess, is what we lift to.
- 2
Install the support
On a slab that means concrete or steel piers under the low edge. On pier and beam it means new piers and sound beams. Either way, nothing lifts until the support is in.
- 3
Lift in stages
Hydraulic jacks raise the house a fraction of an inch at a time across all the piers together, so the structure moves as one piece instead of twisting.
- 4
Verify and lock
After every stage we re-shoot the elevations. When the house is level we shim and cap the piers so the weight stays on them permanently.
Three inches, one lift
This brick two story had dropped on one corner. Drag the handle to compare the house before and after we set piers and raised it back to level.

What it costs
House leveling is priced by the support it takes to hold the house up, and it is quoted after a free estimate. A slab that needs twelve piers costs more than a pier and beam floor that only needs re-shimming, and a two story home costs more than a single story because there is more weight to carry. We show you the pier count and the plan before you sign anything.
