Foundation Inspections in Irving, TX

A free, honest look at your foundation, with a written estimate only if you actually need one.

A foundation inspection tells you whether the cracks you are seeing are cosmetic or structural, and what to do about them. We come to the house, take elevation readings across every room with a laser level, walk the outside looking at brick, drainage, trees, and downspouts, and check the crawl space if there is one. Then we tell you plainly what we found. If the house does not need repairs, we say so.

The inspection is free because it is how we earn the work. In DFW, a lot of movement is seasonal: the clay shrinks in August and the cracks open, then it swells in the spring and they close. Part of the inspection is telling the difference between a house that is breathing with the soil and one that has actually dropped on a corner and needs piers.

How the work goes

  1. 1

    Schedule a visit

Call or send photos through the contact form. We come out at a time that works for you, usually within a few days.

  2. 2

    Measure and look

Elevation readings inside, a walk around the outside, and a crawl space check if the house has one. It takes about an hour.

  3. 3

    Explain what we found

We walk you through the readings and the causes in plain language. Seasonal movement, drainage, tree roots, or true settlement each call for a different answer.

  4. 4

    Written estimate if needed

If the house needs repairs you get a written price with a sketch showing pier locations. If it does not, you get our honest advice and no bill.

What it costs

The inspection is free with no obligation, whether or not you hire us. If repairs are needed, the estimate that comes out of it lists each part of the job separately, so you can see what the piers cost, what the drainage costs, and what can wait. We would rather tell you your house is fine than sell you piers you do not need.
