Slab Foundation Repair in Irving, TX

Piers under the load, the slab lifted back to level, and a written price before we dig.

Slab foundation repair means putting new support under the edges of a concrete slab that has settled, then lifting the slab back to where it was poured. Almost every home built in Irving and the rest of DFW since the 1970s sits on a slab-on-grade foundation, and almost all of that ground is Blackland Prairie clay. That clay swells when it rains and shrinks hard during a Texas summer, so the slab rides up and down with it until one corner drops and stays down.

We fix that with piers. Depending on the soil report and the house, we drive pressed concrete piers or steel piers down past the active clay layer to stable ground, then use hydraulic jacks to raise the slab in small, measured lifts. Once the house is level we lock the piers in place, pull our equipment, and backfill the holes. On most jobs the yard looks like nothing happened within a couple of weeks.

How the work goes

  1. 1

    Measure the house

We take elevation readings across every room to see exactly how far the slab has dropped and where. That map decides how many piers you need and where they go.

  2. 2

    Write the estimate

You get a written price with the pier count, pier type, and locations marked on a sketch of the house. No deposit until you approve it.

  3. 3

    Excavate and drive piers

We dig access holes at each pier location along the outside edge of the slab, or tunnel under it for interior piers, and press concrete or steel sections down until they hit refusal on stable soil.

  4. 4

    Lift and lock

Hydraulic jacks on each pier raise the slab in stages while we re-check the elevations. Once the house is level, the piers are capped and shimmed so the load stays on them.

  5. 5

    Backfill and clean up

Holes are filled and tamped, sod and landscaping go back, and we walk the house with you to confirm doors close and cracks have tightened.

What it costs

Every slab repair starts with a free estimate. The final price depends on how many piers the house needs, how deep we have to press them to find stable soil, and how hard the locations are to reach. Interior piers that require tunneling under the slab cost more than piers along the outside edge. Drainage fixes, if they are part of the job, are priced separately so you can see what each piece costs.
