Pier & Beam Repair in Irving, TX

Failed piers replaced, rotted beams sistered, and your floors shimmed back to level.

Pier and beam repair fixes the wood and concrete support system under an older raised-floor home. In the Heritage District of Irving, in Oak Cliff, and in the 1950s neighborhoods of Grand Prairie and Farmers Branch, most houses were built on a grid of concrete piers carrying wood beams and floor joists. That system is easy to work on, but the crawl space underneath collects moisture, and moisture rots the beams and sinks the piers into the clay.

We crawl the whole house first and mark every pier that has sunk, every beam with rot, and every joist that has pulled away. Sunken piers get replaced or re-set on new footings, rotted beams get sistered with new lumber or replaced outright, and the floor system gets re-shimmed on hydraulic jacks until it reads level across the house. Because we are not driving deep piers, most pier and beam jobs finish in a day or two.

How the work goes

  1. 1

    Crawl and inspect

We go under the house and check every pier, beam, and joist. Rot gets probed, piers get checked for settlement, and the floor gets shot with a level so we know where it is low.

  2. 2

    Mark the repairs

Your estimate lists exactly which piers get replaced, which beams get sistered or replaced, and where the floor will be re-shimmed, with a sketch so you can see it.

  3. 3

    Replace piers and beams

Failed piers come out and new concrete piers go in on proper footings. Rotted beams are cut back to sound wood and sistered or replaced with treated lumber.

  4. 4

    Jack and shim the floor

Hydraulic jacks raise the beams in stages while we shim each pier cap. We stop when the floor reads level, then double check every door in the house.

  5. 5

    Address the moisture

If water is what caused the damage, we recommend the drainage or crawl space fixes that will keep it from happening again, priced separately.

What it costs

Pier and beam work gets a free estimate like everything we do. What moves the price is how many piers have failed, how many beams need sistering or replacement, and how tight the crawl space is to work in. A house that only needs re-shimming costs far less than one with rotted beams across half the floor. If the crawl space has a moisture problem, we price that fix separately so you can decide what to do now and what can wait.
